FSX video problem?

This problems doesn't happen all the time but I'm trying to figure out what's going on. Sometimes, when I first start the flight, the display will have huge vertical spikes all across the scenery. When this happens, the frame rates drop to 1FPS. By hitting Alt Enter twice or resizing the screen, I can usually get it tod disappear. Then all is well. Also this will sometimes happen on approach to an airport with the same 1fps and spikes. Looking at task manager it shows all four cores almost maxed but only process with major acxtivity is FSX.  only started seeing this since the 169.xx drivers and it's happened with the 08, .09, .13, .21 and .28 versions.

It doesn't happen every flight but happens enough for me to be curious. I have no heat or power problems.

Any thoughts?

System is q6600 o/c 3.65 water cooled
8800gts 640 169.28 whql
2G ram 4-4-4-12 2x
xp pro

Using Nvidia control panel or nHancer, turn on Vertical Sync

System is set up as NIckN suggested - VS is on. THis isn't vertical "tearing" - it's vertical spiking. Next time it happens I'll try to get a screenie.

I saw the same thing last month immediately after I installed a new graphics driver. After rebooting, the problem never came back.

I'll try rolling back a few drivers but since it doesn't happen often I'll probably just ignore it.
